Villa Rental Terms & Conditions

Welcome to villamikaela.com (“we,” “us,” “our”) and our exclusive resort rental experience. To ensure a smooth and enjoyable stay, please review our terms and conditions carefully.



1. Rental Agreement


Each resort is available for short-term rental as a fully furnished vacation home, holding a valid GNTO License Number (MHTE) and includes:

  • Fully furnished bedrooms and bathrooms

  • Fully equipped kitchen

  • Laundry facilities

  • Complimentary Wi-Fi and TV

  • Additional amenities are specified on our website

1.1 Guest Policy

  • The maximum occupancy per villa applies as seen on our website, unless otherwise agreed.



2. Booking Conditions


2.1 Reservations Made More Than 30 Days Prior to Arrival

To confirm a booking, the guest must:

  • Pay a 30% deposit of the total rental amount, via Bank Transfer. The rest of the amount is due upon arrival.

  • Pay the full rental amount via Stripe.

2.2 Reservations Made Less Than 30 Days Prior to Arrival

To confirm a booking, the guest must:

  • Pay the full rental amount either via Stripe or Bank Transfer.

2.3 Payment Methods

  • Payments must be made in Euros via bank transfer or debit/credit card via Stripe.



3. Rental Terms

  • Check-in: From 14:00-15:00

  • Check-out: By 12:00

  • Guests must abide by the villa’s rental rules (see Appendix A).

3.1 Security Deposit

  • No security deposit is required upon check-in.

  • Additional charges may apply for damages, excessive cleaning, or other costs incurred during the stay.



4. Payment & Cancellation Policy


4.1 Non-Refundable Rates

  • Full prepayment is required at the time of booking.

  • No refunds for cancellations.

4.2 Standard Rates

  • A 30% deposit is required upon booking.

  • The remaining 70% is due upon arrival.

  • Cancellation up to 31 days before arrival: deposit is non-refundable.

  • Cancellation within 30 days of arrival: 100% of the booking fee is charged.

We highly recommend purchasing travel insurance.



5. Rental Rules (Appendix A)

  1. Rental includes accommodation, utilities, Wi-Fi, and regular housekeeping.

  2. The resort is for residential use only unless otherwise agreed.

  3. Failure to comply may result in termination of the agreement without refund.

  4. The owner/agents reserve the right to inspect the property with prior notice.

  5. Cleaning services include general housekeeping; additional services are available at extra cost.

  6. Pool/garden maintenance staff will enter at pre-arranged times.

  7. Food supplies, alcohol, and bottled water are not included but can be arranged at an extra charge.

  8. Transfers and transport are not included but can be arranged separately.

  9. Guests staying beyond check-out time will be charged extra.

  10. Excessive mess may result in a €200 cleaning fee.

  11. Furniture must not be rearranged without prior approval.

  12. Guests are liable for damages and missing items.

  13. Pets are only allowed with prior approval (see Pet Policy).

  14. Guests must conserve water and energy.

  15. Fire hazards and dangerous substances are strictly prohibited.

  16. Noise restrictions apply (14:30–18:00 and 23:00–08:00). Complaints may lead to eviction.

  17. The owner is not liable for accidents, injuries, or losses during the stay.

  18. Guests assume responsibility for pool safety.

  19. We strongly recommend securing health insurance coverage for your stay.

  20. The owner may cancel reservations due to unforeseen circumstances, offering a full refund or alternative accommodation.

  21. Guests must have legal entry documents to Greece; failure to comply will result in booking cancellation without refund.

  22. Booking confirmation implies acceptance of these terms.


6. Pet Policy (Appendix B)

  • Pets are allowed only with prior approval.

  • Owners must clean up after their pets and prevent excessive noise.

  • Pets are not allowed on furniture.

  • The owner assumes no responsibility for pet-related injuries or illnesses.

  • Guests are liable for any pet-related damages.Additional amenities are specified on our website
